Home, condo, or tenant?

Homeowner

Detached, semi, or town. Covers dwelling (the structure), detached structures (shed, garage), contents, additional living expenses, and personal liability. Replacement cost endorsement strongly recommended.

Condo owner

Cover for unit improvements, contents, loss assessments (condo corp claims), and personal liability. Building structure is covered by the condo corporation's master policy.

Tenant

Cover for contents and personal liability inside your rental. Your landlord's policy doesn't protect you. Often required by lease. Typically $200–$400/year.

What a standard policy covers

Dwelling

The structure. Set the limit at full replacement cost, not market value. A $1.2M Toronto home might cost $800K to rebuild; that's the dwelling limit.

Contents

Personal belongings. Default is typically 50–70% of dwelling limit. High-value items (jewellery, art, instruments, bikes) need scheduled endorsements above per-category limits.

Personal liability

Pays if you're sued for bodily injury or property damage you caused. Recommended $2M minimum, the premium difference from $1M is trivial.

Endorsements that matter

The gaps in a standard policy

Water damage (overland flooding, surface water)

NOT covered by default, sold as a separate endorsement. Critical in basement-prone areas. Climate change has made this a routine claim, buy it.

Sewer backup

NOT covered by default, sold as a separate endorsement. Cheap ($60–$200/year) relative to the claim ($25K–$80K typical basement-flood claim).

Earthquake

Excluded by default. Recommended in BC (Vancouver, Victoria) and Quebec (Charlevoix region). Often a high deductible (10% of dwelling).

Scheduled jewellery / instruments / fine art

Default contents limit per category is typically $4,000–$10,000. Engagement rings, instruments, art collections need scheduling, appraisal required.

Home business

Default policies exclude business-related claims. A home-business endorsement covers business equipment, business liability, and the home office. Required if you see clients at home.

Service line / equipment breakdown

Cover for buried pipes (water, sewer, gas, electrical) and major appliance/HVAC failure. Newer endorsement; affordable and worth it for older homes.

Carrier availability varies by postal code, building characteristics, and claims history. Some carriers won't quote homes with active polybutylene plumbing, knob-and-tube wiring, or oil tanks, your advisor pre-screens.

Replacement cost. The land doesn't burn down. Most insurers run a reconstruction-cost calculator at quote time; ask for the underlying assumptions (sq ft, finish quality, foundation type) so you can verify it's accurate.
No, it's a separate endorsement. Insurers introduced overland water cover (Aviva 2015 onward; most others followed). Buy it. Climate change has made this a routine claim, especially in basement-prone areas.
Standard policies usually exclude short-term rentals. Tell your insurer if you Airbnb, some carriers (Square One, certain Intact products) accommodate; others won't. Failure to disclose = denied claim.
Common reasons: 2+ claims in 3 years, a major upgrade overdue (roof, plumbing), discovered risk (oil tank, knob-and-tube). We can usually re-market to a carrier with different appetite, talk to your advisor early.
